Spear Street Capital Buys 74 Eighth Avenue for $51M

Spear Street Capital acquired the 10-story office building at 74 Eighth Avenue (74-76 Eighth Avenue) in Manhattan’s West Village for $51M. The property is located on the corner of Eighth Avenue and West 14th Street.

The seller was G4 Capital Partners, with the transaction executed through entities tied to the buyer and seller. The office building was recently completed in 2023 by developers Sang Lee, Noviprop, and P.

The deal was signed by Spear Street CEO John Grassi for the buyer and by G4 Capital co-founder and co-managing partner Jason Behfarin for the seller, according to property records.
